What Will All This Cost?

Obviously you will want to know what all this is going to cost and of course as is usually the case, “that depends”.

·    If you do not want us to be available to advise and discuss every aspect of the transaction but only wish us to deal with the legal essentials, we can charge a fee that is rather less than if we are to advise at every step of the transaction.

·    You can of course upgrade in your service decision if you wish should you feel that you need more advice in the course of a transaction.

The major costs that you should be aware of when buying are:-

The Survey Fee?

This is paid to the surveyors who will carry out the survey either for yourselves or for your lenders.  You should budget at least £120 for a simple inspection.

  Stamp Duty?

This starts at 1% @ £60,001 e.g. at a price of £65,000 the Stamp Duty is £650.

The stamp duty changes at £250,001 to 3% e.g. if you are buying at £275,000 the stamp duty is £8,250.

Above £500,000 the rate of stamp duty is 4% so if you are buying a house at £650,000 the stamp duty is £26,000

Registration Dues?

These are the charges made by The Keeper of the Land Register for registering the transfer document in your favour and the Standard Security in favour of the lenders.

Provided the deed in your favour and the deed by you in favour of the lenders are registered simultaneously there is a flat fee of only £22 for the security documents.  However if for any reason the deeds are not registered simultaneously the fee charged is £11 for every £10,000 of the loan which is secured.

In the case of the transfer documents every £5,000 of value costs £11 in registration dues thus on a £50,000 purchase price the registration dues are £121 for the deed of transfer with (in most cases) a further £22 for the registration of the loan document.
